Being able to say your rental has modern appliances and systems draws a crowd. Minor upgrades in rooms such as the kitchen and bathrooms can be the “wow” factor. Even a fresh coat of paint will brighten up a room’s look. Putting in new amenities will not only increase the value of your property, but it will increase the volume of potential tenants and get someone to sign a contract faster.

If you manage an older property, chances are the appliances and systems are older as well. Electrical codes are updated; make sure your wiring is up-to-date. Even an update on your HVAC system will provide your potential tenants with a sense of peace because it’s not something they will have to worry about. Furthermore, it shows that you care enough about the property to take care of things when they are needed. This care puts you in good faith with your future tenants.
