Assistant Manager

Job Summary:Accountable for all accounting and bookkeeping responsibilities including but not limited to posting rent and NSF’s, walking moveouts, completing FAS’s, utility billing, weekly and monthly reporting, and collection management.

Supervisor:Property Manager (in the case of a manager’s absence, the Assistant Manager of Operations will make final decisions)

Hours: 40 hours per week

NOTE: Workweek may include weekends and exceed the standard 40 hours.

Payroll Status:Non-Exempt

Required Qualifications:

  • High School Graduate or Equivalent Training
  • Valid driver’s license
  • Leasing/Sales background
  • Simple accounting procedures background
  • Ability to do essential functions
  • Understand and carry out oral instructions.
  • Read and carry out written instructions.
  • Ability to add, subtract, divide and multiply simple mathematical computations.

Essential Functions:
Administrative – Accurately complete and submit daily, weekly and month-end closing reports within a specified time period; accept payments and process for deposit; collect all delinquent rent; access, input and retrieve information from the computer; proofread all lease paperwork on new leases and renewals. Responsible for maintaining files in an organized fashion. Utility billing and collection.

Leasing – Professionally describe and demonstrate property features to generate an acceptable sales closing ratio. Ability to respond to telephone requests for leasing information, service requests from residents, problem-solving and information required by owner and supervisor(s).

Other – Skill in using standard office equipment including, telephones, fax machines, computers, scanners, bank scanners, and photocopying equipment. Must be able to access, input and retrieve information from the computer. Ability to meet deadlines and skill in attending to detail. Follow all safety procedures and notify supervisor of safety hazards. Deliver notices to residents.

Related Job Duties:Verify rental applications. Complete Property Loss Notices for insurance claims and Liability Accident Notices. Handle resident problems. Represent Manager, Assistant Managers in their absence with decision-making capabilities.

Physical Functions:Standing, walking, climbing, talking, hearing, seeing, writing, driving and the ability to withstand normal environmental conditions both inside and out throughout the year.
